After owning a few ocean front properties in North Mission Beach for the past five years my wife, Kelly, and I continued to discuss having our own property management company. It seemed to make sense. We are both native San Diegans and lived in the beach area when we were first married. I was born in Mission Beach and loved to surf, competing in triathlons, or go for a long run through the beach areas. I knew my calling was working with people and being on the beach. As we continued to talk and share our idea with our friends, our vision became very clear.
We decided to start a small property managment company, specializing in ocean front properties. The name "Beach Recess" evolved and seemed very fitting because of our background in education and the need in our lives to take a break and have a "recess," at the beach. A few close friends who owned properties at the beach wanted us to manage their properties and in 2007 our company was launched. We wanted to start small, work on the fine details, and share our commitment to quality customer service by ensuring all of our vacationers would have a memorable vacation.
Our Philosophy
We have learned the Golden Rule of "treating people like you want to be treated." We work with our vacationers as though they are a part of our family. We want long-term relationships and people who have pleasant vacation experiences. We encourage all vacationers to treat our properties as though it was their very own. We make good communication prior to a vacationer's arrival and being available 24/7 as our top priorities. We also welcome feedback on how we can improve our customer service and make a vacation more enjoyable.

Our Mission Beach Properties
Our ocean front properties in North Mission Beach are in a perfect location of being at the hub of recreation. They are located two miles from Sea World, four miles from La Jolla, seven miles from the airport, eight miles from the San Diego Zoo and Petco Park. From any of our ocean front properties, you will be able to walk, run, or get on a bike ride down the the boardwalk, go over to Mission Bay, and into the Pacific Beach area. Our ocean front properties are 50 yards from the Pacific Ocean where you can swim, bogey board, or take a surfing lesson. You have another option of going to the bayside and enjoying a sailboat, jet ski, and kayak at the Mission Bay Aquatic Center. When you need a bite to eat, take advantage of nearby restaurants.
Our La Jolla Properties
We were fortunate to add two additional properties in the La Jolla/University area and they are within 1/2 mile of our office. These furnished 2/2 properties are fully furnished, show like models, and allow you to enjoy granite counters, "high end" appliances, thrree plasma televisions, and WiFi. Additional amenities include a swimming pool, Jacuzzi, fitness center, business center, theatre and two underground parking spots. From these properties you can walk 100 yards and enjoy an Einstein Bagel or your favorite drink at Starbucks.
Within two miles of these properties you can visit three different shopping centers. If you love restaurants, you can chose from P.F. Chang's, Donovan's, Japengo's, Roy's, Jamba Juice, Chipotle's, TGIF's, or Rubio's. If you love to shop, you can visit Nordstorms, Macy's, Bristol Farms, Trader Joe's, or Whole Foods. You can also get in your car and travel three miles to La Jolla Shores and Torrey Pines Golf Course, seven miles to Del Mar, and 10 miles to the airport.

Our Rates and Fees
The weekly rental rates for our ocean front homes range during the summer season range from $1,500.00 - $3,750.00. During the off-season, the weekly rates drop to $800.00 - $1,750.00. During the holiday seasons of Easter, Christmas, Labor Day, and Memorial weekend rates range from $1,400.00 - $1,700.00 per week or $700.00 - $1,000.00 for four days. Our weekly rental rates during the off season range from $750.00 - $1,500.00. You also have the option of staying for a three-night minimum during the off-season and the nightly rental rates range from $175.00 - $225.00.
Vacationers must pay a 12.4% transient occupancy tax and a cleaning fee ranging from $75.00 - $85.00. Security deposits range from $250.00 - $500.00 and are fully refunded within 21 days of your stay, provided there are no damages or missing items.
To make a reservation, a vacationer must send in his/her security deposit via personal check. Once the money is received, the dates requested are blocked out and a contract is sent. A 50% payment on the balance is due 60 days before an arrival date, and the remaining 50% balance is due 30 days prior to an arrival date.
Cancellations more than 60 days prior to an arrival date result in a $100.00 administrative cost. Cancellations made between 60 - 30 days prior to an arrival date result in a 25% forfeit of total price. For example, if your total rent is $1,000.00 and you cancel, you will forfeit $250.00. Cancellations made within 30 days prior to an arrival date result in a 100% forfeit of total price, unless the property can be rented again. For example, if your total rent is $1,000.00 and you cancel you will forfeit $1,000.00.
We do not refund money for family emergencies, weather conditions, or medical issues. However, we have encountered some very unique situations and depending on the situation, we have given vacationers a reduction on their next stay or a reduced rate on a future stays.
The Surf Rider, Our Premier Rental Property

Our properties at the "Surf Rider" are exceptional. You will enjoy beautiful ocean views, granite counters, plasma televisions, surround sound systems, CD/DVD players, "top-notch" appliances and fireplaces. Our properties are 2/2 and range from 700 - 900 square feet. They are fully furnished and have everything you will need for your vacation including a washer/dryer and designated parking space. You have the choice of an upstairs property or ground floor property. Each property will sleep five people comfortably and are perfect for a family or couple.
Outside of your property you have have access to two great outdoor barbeques, Jacuzzi, and chaise lounges and chairs to soak up the sun, read your favorite book, or "people watch." The outdoor shower and foot bath are very nice as you come out of the water or need to rinse your sandy feet. You have room to park your bike or place your surfboard outside of your propoperty.
The "Surf Rider" is one of the nicest ocean front properties in North Mission Beach. It is common for people walking down the boardwalk, to stop, admire the design of the property, and take pictures. One of our guests referred to the property as the "Taj Majal."

Surf Rider, Unit I
Unit I is the biggest and nicest property at the Surf Rider. Within the 900 square foot property, you will enjoy 2 bedrooms, 2 bathrooms, 3 plasma televisions, 2 fireplaces, a surround sound system DVD/CD players, jetted tub for two people, steam shower, "high end" appliances, and ocean views from the living room, dining room, kitchen, and master bedroom. This property is elegant and the picture below is the master bedroom. It is quite a site and is very conducive to a relaxing vacation.
